Native Realty CEO Jaime Sturgis was a featured panelist during South Florida Business Journal‘s annual Market Review with Brian Bandell event. Sturgis and his fellow panelists discussed various timely topics and gave a detailed breakdown of the state of the tri-county area’s real estate market.

“Some developers are finding those opportunities in urban cores now getting a fresh look. Neighborhoods like Miami’s Wynwood; downtown Hollywood; Fort Lauderdale’s Sistrunk, Flagler and Progresso villages, and Studio City; and redeveloped areas such as Dania Beach have outpaced the broader market. They’re seeing property appreciation and rents rise faster than similar submarkets, said Jaime Sturgis, founder and CEO of Native Realty.

Adaptive reuse throughout these areas is transforming blocks into apartments, turning warehouses into walkable retail, and even turning a downtown Fort Lauderdale church into a restaurant. Such investments have resulted in $2 billion in luxury apartments, offices, retail and hotel development near the Brightline station just north of Fort Lauderdale’s downtown, Sturgis said.

By assembling such projects, investors can sell based not on current capitalization rates, but on future opportunity, he said.

“Optionality is the name of the game, and we always want to try to create as many exit strategies as possible for clients,” Sturgis said.”
